HMR Waterfront is HMR Group’s gated sea-facing community in DHA Phase 8, built out by partner developers. Its towers sell off-plan on flexible, multi-year instalment plans — one of the main reasons buyers, local and overseas, choose it. Prices are in Pakistani rupees and depend on the tower, unit, floor and view.

- Book with the down payment to reserve your unit and lock the plan.
- Pay the balance in monthly instalments through the construction period.

HMR Waterfront towers sell off-plan on flexible instalment plans — typically a booking down payment followed by the balance spread over a long monthly schedule during construction, with a portion at handover. The plans run over several years, which is a big part of the appeal. The table above shows the published structure per tower; we confirm the exact plan for your unit in writing before you commit.
Pricing depends on the tower, unit type, floor and view — from compact one-bed residences up to large sea-facing units and penthouses. On our current books HMR Waterfront units start from around Rs 4 crore and rise well beyond for premium sea-facing homes (indicative). Because figures move with the developer’s schedule, we send you this month’s live price sheet for the specific tower you want.
We most actively hold AA Beachfront (also marketed as AA Waterfront) and The Tilt — the design-led tower by Nikken Sekkei — alongside H1 Tower, Saima Marina Residence, H&S Residence and Goldcrest Bay Sands. Handovers began around 2025 with H1 Tower, and most towers are still under construction, so off-plan, pay-as-it-builds buying is standard here.
You book with the down payment, then pay the balance in instalments through the construction period, with the final portion due at possession. The plan you sign is the plan you pay; the earlier you book, the better the entry usually is, since developer price lists for unsold inventory are revised over time.
