HMR Group — often searched for as HMR Builders — is the Pakistan-based developer behind HMR Waterfront, the gated sea-facing community on the DHA Phase 8 (Extension) Karachi seafront. Established in the mid-2010s and also active in the UAE, HMR is the master developer of the community — it curates the masterplan and delivers its towers through named partner and joint-venture builders.
That is the key thing to understand about buying here: HMR sets the community, but each tower is built by a specific developer. AA Beachfront (also marketed as AA Waterfront) is by AA Builders & Developers; The Tilt is by Shayan Iconic Builders with architecture by Japan’s Nikken Sekkei; Saima Marina Residence is by Saima Builders. Handovers began around 2025 with H1 Tower, and most towers are still rising — so buying is typically off-plan, on a pay-as-it-builds plan.

Booking opens July 2026 on a build-as-you-pay plan, with entry from Rs 4 crore.

The Tilt Tower
A sculpted, curved high-rise on the HMR Waterfront — Karachi’s 33.12-acre secured beachfront community with a private beach and a 1.6 km promenade. Architect-designed by Nikken, The Tilt offers 1, 2 and 3-bedroom sea-facing residences — named for the great Mediterranean cities — with private terraces and pools, on a 10%-down, build-as-you-pay plan through to handover in 2030.

HMR Waterfront — a master-planned seafront community on Abdul Sattar Edhi Avenue, DHA Phase 8, marketed as roughly fourteen high-rise towers directly on the Arabian Sea, with retail and a business district built around the water. It is HMR’s signature development in Karachi.

Not exactly. HMR is the master developer of the community, while each tower is built by a named partner or JV developer. So a tower like AA Beachfront is “in HMR Waterfront” but delivered by AA Developers. We hold the price sheets and payment plans across the towers regardless of which partner builds each one.
